When we speak to a stranger, we use polite speech etiquette: an attention phrase (Excuse me) and an indirect request with a modal verb (could you tell me...). "Excuse me, could you tell me the way to the station?" follows this norm. The other variants sound rude because they use orders ("You have to tell me...", "show me the way") or an unfriendly address ("Hey, you!").
